- Are you looking to join a global blue-chip organisation and take your career to new heights?
Due to continued growth and expansion within their business, our well-known food sector client is now seeking to recruit a Senior Acquisitions Surveyor.
You will be responsible for the acquisition of new restaurants and relocation of existing restaurants in the south-west of England and South Wales. You will be a part of the southern acquisitions team within the real estate department.
What will my key accountabilities be?
*Responsibility of the delivery of the annual acquisitions and relocation plan for the allotted area, to include timely delivery of new stores, on budget and in conjunction with expected sales to terms negotiated to the best interests of the company.
*Optimise the site development and site selection processes
*Ensures quality control standards for real estate transactions
*Ensures the best location/best value for all real estate acquisitions
*Provide and present reports in line with company procedure for approval of sites at Senior Executive Level 2
*To fully research the local property market and develop and maintain contact with key agents, developers and local authorities to identify all potential opportunities
*To identify and bring forward appropriate sites and to: a. Secure operations support. b. Negotiate acceptable and helpful acquisitions terms. c. Agree sales levels with operations and finance based upon site criteria, sales assessment models and benchmarking against existing stores performance. d. Liaise with the project manager and architect who will provide the site specific design and costs to ensure efficient provisions.
*To prepare financial appraisals
*To prepare and present acquisition papers, both pre-read and final approval to the Senior Executive board.
*To negotiate contracts according to standard methodology, ensuring we secure sites without compromising the quality of our operating, physical and financial asset, with maximum flexibility on timings.
*To collaborate with planning consultants to secure the requisite planning consent together with any appropriate planning agreements.
*To ensure a timely handover of the site (or completed shell development) to the project manager and handle legal and statutory progress to opening.
*To review projects post-completion with the Head of Acquisitions, Real Estate Director and Finance Director. Use findings to further improve the identification, development appraisal, approval and implementation of future schemes.
Essentials:
*Experience with acquisitions and relocations
*Ideally Chartered Surveyor (General Practice) experience relevant post qualification experience
*Broad knowledge of landlord and tenant planning property and contract law procurement finance construction and the acquisitions and development process (essential)
